    OBJECTIVES:

    As the Director of Development, you will oversee the land development team responsible for all aspects of Emil Anderson development projects, as well as regular progress and financial reporting to Emil Anderson executive team and partners when applicable. The land development team is responsible for planning/design, strategic recommendation to ownership, coordination of municipal approval processes, coordination of engineering drawings, management and monitoring of the construction program, as well providing support for builders and support internal sales and marketing teams.

    Consideration will be given to a candidate suited to a Development Manager position with a skillset suited to a transition into a Director role in the future.

    RESPONSIBILITIES:

    • Prepare Disclosure Statements as required.
    • Review and engage when required on cost control and variance analysis and report monthly to EAP executive committee.
    • Work with Director of Sales to recommend pricing to achieve the maximum long-term economic results and recommend adjustments in response to market conditions.
    • Update annual forecasts of expected sales and update quarterly or as dictated by EAP financial obligations with analysis of actual sales versus forecast and emerging trends.
    • Ensure administrative systems are in place and being followed, work processes, plan adjustments or changes that generate savings and improvements are implemented.
    • Supervise and mentor direct reports, including managing workflow, training new hires, creating and managing team schedules, reporting to HR, evaluating performance, providing feedback, identifying and applying career advancement opportunities, and helping to resolve employee issues and disputes.

    REQUIREMENTS:

    • 10+ years of relevant land development experience.
    • Degree or diploma from a post-secondary institution in a related discipline considered an asset; preferably in business, planning or engineering.
    • Understanding of the planning and development approval process.
    • Knowledge of engineering and urban planning principles. 
    • Experience working with consultants, contractors, administrators, and home builders
    • Knowledge of relevant legislation and policies related to land development, including understanding of municipal levies, recoveries, and cost sharing practices.
    • Strong interpersonal and communication skills, written and oral is essential.
    • Excellent computer and written skills; ability to prepare concise, accurate, and clear written materials. 
    • Strong knowledge of Microsoft Word, Excel, PowerPoint, and social media.

This role will help to maintain all Emil Anderson Properties owned and operated commercial and residential lease and rental buildings and work as a warranty specialist for our new home construction, as well when available assist with homeowner move-ins. The successful candidate will have all-around building maintenance skills, good multi-tasking ability, and a service-oriented approach.  We are looking for an individual who has experience in construction or labouring with a strong ability and desire to learn new maintenance skills. This role will report to the Dilworth Homes Construction Manager.

    For larger projects that exceed his/her skills or time available, this role will require that you secure subcontractors and coordinate the work on behalf of Dilworth Homes.

    Wage

    Wage will reflect level of experience, but the anticipated pay range is between $22-25/hr.

    Duties

    Building Maintenance

    • Maintain common grounds, ensuring they are kept clean and free of obstacles, dangers and/or debris.
    • Perform regular checks at the property for damage, vandalism and graffiti – repairing and removing as needed.
    • Monitor and review subcontractors performing general groundskeeping which includes, but is not limited to: snow removal, landscaping upkeep, sweeping/blowing of driveways and walkways to remove leaves, weeds, etc.
    • Perform general plumbing and construction tasks, replace faucets and cartridges and upgrade hardware as required.

    • Ensure appliance installation is completed, tagged, and approved.
    • Re-visit each constructed home to complete or assign one-year warranty items.
    • Work with Construction Manager to resolve warranty related disputes with homeowners, when required

    Requirements
